USA Turns Class "A" Building Security Program Into a Class Act

The Customer

U.S. Security Associates (USA) provides contract security services for three Class "A" office buildings held by one of our major commercial real estate customers.


The Challenge

Key performance indicators at the account revealed staffing issues. The quality of security officers and turnover rate were not up to par with the standards and expectations of USA or the customer. The security program needed a thorough evaluation and performance improvement plan.


Our Solution

USA's account management team met with the customer to discuss corrective action planning and recommended a re-engineering survey at the three sites to assess current needs, resources and areas for improvement at each location.

A security survey was conducted to analyze threats, incidents and service needs. As a result of the survey, it was determined that the security services could be re-engineered for better performance by:

  • Adding roving patrol and escort services
  • Reducing static security officer coverage hours
  • Increasing officer wages to enable higher quality workforce

USA was able to provide higher quality security officers with a 22% wage increase at the account, yet reduced client billing 23% by optimizing resources with an alternate security coverage approach. After the security program was re-engineered, one of the buildings was recognized as Office of the Year by Building Owners and Managers Association (BOMA), an honor that the customer credited in part to the appearance and professionalism of USA security officers.
